The National Cadastral Agency has summarized developments in Minsk’s residential property market during the first half of 2026.
The number of apartment transactions in January–June 2026 fell by 17%, or about 1,200 deals, compared with the same period last year.
A total of 325,600 square meters of apartments were sold in Minsk during the six-month period, with a total value of $689.8 million. In physical terms, transaction volume declined by 17%, while the total value of transactions increased by 5%.
The average price per square meter rose by 27% year on year, or by $420–470.
“The shrinking supply of apartments has become one of the factors driving price growth. Even though demand has weakened, sellers do not feel compelled to reduce asking prices because buyers still face a limited selection of properties,” the agency said.
One-bedroom apartments accounted for the largest share of transactions (45%), followed by two-bedroom apartments (35%) and three-bedroom apartments (18%).
