Government Updates Real Estate Service Fees

The Council of Ministers of Belarus, by Resolution No. 157 of April 2, updated some maximum allowable fees for real estate services provided to individuals. The document was published today on the National Legal Internet Portal and will enter into force on May 16.

The changes affect fees for real estate agency services related to assisting in the sale of недвижимое имущество, which are set as a percentage of the property’s value. Previously, a single fee of 3% applied to properties worth up to 4,200 base units. A new tiered structure has now been introduced.

The maximum allowable fees are as follows for properties valued at:

  • up to and including 700 base units — 6%,
  • more than 700 and up to and including 2,000 base units — 5%,
  • more than 2,000 and up to and including 3,000 base units — 4%,
  • more than 3,000 and up to and including 4,200 base units — 3%.

In addition, there was previously a separate fee scale for properties valued at more than 12,400 base units. That distinction has now been removed. Such properties will now be subject to a fee of 1.5% of the property’s value.
